Dear Owner/Asset Manager,

Until 2006, my business career was devoted to helping Fortune 500 companies grow their business by establishing and implementing Best Practice Models in every element of their business. Companies like Caterpillar, HP, IBM and 150 other companies utilized our firm to not only to create these Best Practice Models but to implement them with a robust strategy of selection, training, management systems, and change management.

Needless to say, when I began student housing development in 2006, I found an industry that lacked most of the elements common in Fortune 500 companies. Upon reviewing the survey results from focus groups with 8,000 students on 6 campuses, we found the level of focus on leasing, marketing, customer service, maintenance, and expense optimization to be relatively low.

After developing a few properties, I committed to solving a bigger problem. I want to create an entirely new kind of company that would set a new standard in a nascent and fragmented industry where over 90% of all beds are owned by small, local operators. We also have seen a number of third party operators whose efforts are not focused on NOI growth and/or where promises of corporate service are made but not fulfilled.

As a result, I have joined forces with the best three executives in the industry to offer the best value promise in the industry around 5 key strategies:

  1. Continually innovate and refine Best Practices from inside the industry and from Fortune 500 companies in marketing, leasing, expense optimization, and all core processes.
  2. Align fees and the Innovative Student Housing team compensation with NOI growth.
  3. Provide greater coverage of property oversight by maintaining a low corporate staff to property ratio.
  4. Raise the level of talent in property staff through careful selection, coaching, mentoring and compensation.
  5. Provide formal Management Systems similar to those of Fortune 500 companies, to bring a much higher level of focus and leadership to property performance.
